Work with a mortgage lender to identify an appropriate price range for your new home and get prequalified.
Begin Search
Start a specific search for your new home in one or two areas where you want to live. Let me help you by sending new listings while you browse listing sites as well.
Be Decisive
After you have educated yourself on the market and your specific desires, be ready to make an offer.
Be Competitive
Make sure your offer will be one a seller will want to take. Sometimes a personal letter to the Seller is helpful. In a Seller’s market there may be several offers on one house.
Be Ready for Inspection
Decide on an inspection company before you make an offer. This will save you time and help you schedule the inspection soon after the offer is accepted.
Be Flexible
If your offer is not accepted, think about giving the seller a back up contract. Trust that there is another home that may be better.
So much of selling a home is preparation for the actual sale. The more you are prepared, the smoother the sale will be. Here are some great ways to prepare for a home sale:
Take an Assessment
Go through each room of your house and decide what furniture and accessories need to stay or go. This will allow you to determine how big a storage unit you may need or what could be donated. Remember less is more when staging a room.
Begin the Process
Start the de-clutter, organization and cleaning of each room. Have boxes ready to pack, store or move. Clean the baseboards, walls, windows, floors and any appliances for a shiny place.
Make Repairs
Have a list of repairs to complete in the house and begin fixing faucet drips, sticky doors, holes and cracks in the walls, burned out bulbs, chewed woodwork, etc.
Landscape
Every home for sale must have curb appeal. Make sure the lawn is manicured, trees are trimmed and bushes do not cover the windows. Clean windows make a house sparkle! Plant flowers to add color to the entry.
Locate the Survey
Be sure and have a copy of the survey with a T-47 attached if you are planning to use your existing survey. I can help you with that as well.
Seller’s Disclosure
Fill out the form that is provided to all potential buyers. Make sure it is accurate and disclose any information regarding the home such as past inspections, major repairs or known defects to the home.
